Concord CityPlace is Toronto's first downtown master-planned community set on 45 acres of land. Concord CityPlace has
been voted community of the Year nestled within the hub of the downtown core of Toronto, Ontario. All the towers are
architecturally designed to complement each other and are strategically placed to allow homeowners spectacular views
of the downtown skyline and Lake Ontario.
SLM continues to assist Concord Adex in their new community: Concord Park Place is a 45-acre, master-planned
multi-tower condominium complex currently under construction in the northern part of Toronto, Ontario. Similar
features that are present in Concord CityPlace, in downtown Toronto, will now be available within the 5,000
condominium units in 20 highrise and mid-rise buildings. The buildings will range
from 6-storeys to 28-storeys. Block 19 & 20 is comprised of 4 high-rise towers (2 towers are 28-storeys and 2 towers
are 12-storeys) and 1 townhouse 3-storey building. The four towers are linked at the Ground Floor via corridors and
share common amenity spaces and parking facilities. The four towers are considered to be one apartment building under
the OBC, as they are connected at the Ground Floor and basement levels. Two of the towers will have retail. A
building of multiple towers occupying similar common areas requires intense drawing reviews to ensure all factors of
the Code are taken into consideration. This project concentrates on fire and life safety for high occupancy.
Expand/Contract
SLM has worked very closely with several architectural firms and Concord Adex to assist in reviewing the vast
amounts of drawings and producing reports necessary in securing the building permits prior to construction. Many
of the buildings provided unique challenges from all parties involved based on specialty features that would
appeal to the consumer. Much of our work happens before ground is ever broken but never ends there; we are
available throughout the construction process on code related issues that may arise.
SLM recommended an alternative solution for acceptance of combustible elements in canopies and exterior walls in
limited location of the high rise residential building to meet architectural features of the project accepted by
the City. The fire alarm sequencing of the fire alarm system in multi-tower projects are considered as one
building where the fire alarm signal in one tower will not cause an initial audible signal in the rest of the
project and therefore not cause evacuation of the occupants of the entire project.

550 Wellington West is a luxurious condominium building that boasts hotel service within the fashion and
financial districts of downtown Toronto featuring a sleek design of clear and sand-blasted glass panels.
The condominium is 16-storeys and contains suites ranging in size from 400 ft to 2,500 ft, a 140 ft rooftop
infinity pool, restaurants and shops. The hotel is equipped with 95 hotel suites and 30,000 ft2 of amenities.
The first and second storeys are bisected by an open air walkway which extends north to south. The far west
side of the ground floor is a rebuilt heritage building which contains a restaurant which will be preserved
as part of the development. The rebuild restaurant building is one storey in height and is integrated with
the new building. One area of this project that required special attention was the rooftop infinity pool.
The initial permit application for the project was under the 1997 Ontario Building Code which SLM provided
an overview of the major life safety requirements that apply to the building. As with all new condominium
projects, our input is invaluable and beneficial in saving both the developer and the architect time and
money through our review of the designs and determination of code compliance. SLM may recommend alternative
solutions for design features that may not comply with the literal working of the building or fie code.

This 990,000 square foot building is a 53-story luxury hotel and condominium residence located on the south side
of Wellington Street, between Simcoe and John Streets. Combining classic and contemporary architectural elements
throughout, the building features three main components. The five-storey podium at the tower's base features a
largely glass exterior which will hold two large ballrooms, fine-dining restaurants, conference and meeting
facilities and the top level of the podium features a world-class 23,000 sq. ft. spa. The five star hotel on
storeys six to 20 consists of luxuriously appointed rooms and facilities for hotel guests. The condominium
portion located on storeys 22 to 52 consists of 120-130 luxury units with a private lobby and amenity centre for
residents.
SLM provided a building code compliance report summarizing major aspects of the OBC and Ritz Carlton Design
Standards (RCDS). We also described how the project conformed to the OBC and RCDS intents which also served as
an aide for review of the project by officials of the City of Toronto. During our involvement we worked with
city officials and resolved issues which were accepted. As with any major construction project, things may happen
during construction that may not go according as planned. SLM's recommendations during our review listed
allowances for certain features within the design which worked in favor for the clients.
